Single women across all generations made up a quarter of all homebuyers in the July 2024-June 2025 period, while single men accounted for only 11%. This trend has been consistent since at least 1981, with single women's share peaking at 22% in 2006 and single men's share peaking at 12% in 2010. So, what's driving this change?
One key factor is the changing dynamics of education and employment. Women are now outpacing men in college attendance, which can lead to higher incomes. This shift is particularly relevant for Gen Z, as they are typically just starting their careers and may have student loans to pay off. The median annual income for Gen Z homebuyers was $76,000 in 2024, the lowest compared to other generations. However, this doesn't fully explain the disparity, as single men also have the potential for higher incomes.
Another crucial aspect is the desire for independence and financial security. Historically, women have faced barriers to homeownership, but this has changed in recent decades. As Jessica Lautz, NAR's deputy chief economist, notes, "It wasn’t until the 1970s where women were legally protected to have a mortgage on their own. And they have embraced this and been very strongly embracing this."
This embrace of homeownership is evident in the stories of Bri LaFluer and Mariah Berry, two Gen Z women who achieved homeownership at young ages. Bri, a content creator, saved half her pay, worked two jobs, and benefited from a slowing housing market to buy her first home at 24. Mariah, a social media content creator, focused on penny-pinching and bought her first home at 23. Both women's stories highlight the determination and resourcefulness of Gen Z women in achieving homeownership.
However, the challenges for Gen Z homebuyers remain significant. Years of soaring home prices have stretched affordability, and the median U.S. home sales price stood at $417,700 in June 2025, up 0.9% from a year earlier. First-time buyers often lack equity from a previous home to put toward a down payment, and many are turning to family help, community grants, or 401(k) retirement savings plans to finance their purchases. Despite these challenges, the trend of single women outpacing single men in homeownership is likely to continue, as women embrace the opportunity to secure their independence and financial security through homeownership.

It also raises questions about the future of homeownership and the role of women in the housing market. As women continue to embrace homeownership, we may see a shift in the dynamics of the housing market, with women becoming more influential in driving home price growth and shaping the future of housing.
